Q: What are the block management company responsible for?
A: The communal areas of these apartments are managed by In Residence Estates Management Ltd. This includes:
- Communal corridors/stairways
- Fire alarm
- Lifts
- Entrance doors and intercom
- Corridor and car park lighting
- Car park and barrier
Q: When do I pay my annual management fee and what is the money spent on?
A: The annual management fee is due to be paid on 1st January each year. Once collected this money is spent on the maintenance of the building. All 25 property owners contribute equally to this. Examples of how the money is spent are as follows:
- General repairs and maintenance
- Lift maintenance
- Communal electricity
- Third party and employers’ liability insurance
- Gardening
- Cleaning of communal areas
Anything inside the apartment is the responsibility of the property owner (i.e. kitchen appliances, heating etc.)
Q: What should I do if I notice an issue on site or feel that services are not being provided to the correct standard?
A: Although regular site inspections are carried out by In Residence Estates Management Ltd, the directors rely on residents to be our eyes and ears on site between visits. Please inform us of issues via the secure login area of the website so that they can be put right as soon as possible.
